Mortgage Options Network is a consumer data collection and service. Our service consists solely of:
- Collecting personal and situational information from consumers who voluntarily submit web forms on this Site
- Packaging that information as consumer lead records
- Selling or licensing those consumer lead records to independent third-party mortgage relief professionals who wish to contact consumers regarding their mortgage situations
We are not a mortgage lender, servicer, broker, loan modification company, housing counselor, nonprofit, or government agency. We do not provide any mortgage relief, financial, legal, or housing counseling services to consumers. Any service a consumer ultimately receives is provided solely by independent third-party professionals who independently purchase lead data from us.
3. No Endorsement or Vetting of Third-Party Purchasers
This is a critical disclosure. By using this Site, you expressly acknowledge and agree that:
- We do not screen, background-check, license-verify, vet, endorse, recommend, or guarantee any third-party professional who purchases consumer lead data from us.
- We have no ongoing relationship with lead purchasers beyond the data transaction itself.
- We do not monitor, supervise, or control the conduct, communications, fees, practices, or outcomes of any third-party professional who contacts you after purchasing your lead data.
- Professionals who contact you are entirely independent of Mortgage Options Network and Pipeline Harbor Digital LLC and act solely on their own behalf.
- You should independently ask questions, understand any fees involved, and feel comfortable before proceeding with any professional who contacts you.
4. No Liability for Third-Party Conduct
Mortgage Options Network and Pipeline Harbor Digital LLC bear no responsibility whatsoever for the conduct, fees, communications, services, omissions, misrepresentations, or outcomes of any independent third-party professional who contacts a consumer after purchasing lead data from us.
Specifically, but without limitation, neither Mortgage Options Network nor Pipeline Harbor Digital LLC shall be liable for:
- Any fees charged to consumers by third-party professionals
- Any failure by a third-party professional to deliver promised services
- Any misrepresentation made by a third-party professional
- Any outcome of any mortgage relief engagement between a consumer and a third-party professional
- Any harm arising from a consumer's reliance on statements made by a third-party professional
- Any unlicensed practice by any third-party professional
Your sole recourse for any issue arising from contact with or services provided by a third-party professional is against that professional directly, not against Mortgage Options Network or Pipeline Harbor Digital LLC.
5. Consent to Sale of Your Data
By submitting your information on this Site, you acknowledge that your personal and situational data may be made available to one or more independent third-party mortgage relief professionals. You further consent, as described in the TCPA consent language presented at the time of submission, to be contacted by those independent professionals via phone, text, and email.
6. No Guarantee of Results
Submitting your information does not guarantee that you will be contacted by any professional, that you will qualify for any mortgage relief program, or that any particular outcome will result. Loan modifications, forbearance agreements, and other mortgage relief options are subject to lender approval and applicable law. Results vary based on individual circumstances.

TO THE FULLEST EXTENT PERMITTED BY LAW, PIPELINE HARBOR LEADS LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF YOUR USE OF THIS SITE OR SUBMISSION OF YOUR INFORMATION, INCLUDING BUT NOT LIMITED TO DAMAGES ARISING FROM CONTACT WITH OR SERVICES PROVIDED BY ANY THIRD-PARTY PROFESSIONAL WHO PURCHASES YOUR LEAD DATA. OUR TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING FROM USE OF THIS SITE SHALL NOT EXCEED ONE DOLLAR ($1.00).
11. Indemnification
You agree to indemnify, defend, and hold harmless Pipeline Harbor Digital LLC and its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorneys' fees) arising out of your use of this Site or violation of these Terms.
12. Governing Law
These Terms are governed by the laws of the State of California, without regard to conflict of law principles. Any disputes shall be resolved through binding arbitration in Orange County, California in accordance with American Arbitration Association rules. You waive any right to a jury trial or to participate in any class action lawsuit or class-wide arbitration.
13. FTC Mortgage Assistance Relief Services (MARS) Rule
Mortgage Options Network is a service only and does not provide mortgage relief services. Pursuant to the FTC MARS Rule: (a) you are not required to pay any upfront fees for mortgage relief assistance; (b) you are not required to use this service to obtain mortgage relief; (c) free mortgage relief resources are available through HUD-approved housing counselors at hud.gov/findacounselor; (d) we do not guarantee that any professional will contact you or that any relief will be available for your situation; (e) any fees for services are charged solely by the independent professionals who contact you, not by Mortgage Options Network.
14. Changes to These Terms
We may update these Terms at any time. The effective date at the top of this page will reflect the most recent revision. Continued use of this Site after any update constitutes acceptance of the revised Terms.
