What this step does for you

Step 2: Your Information Is Reviewed by Professionals

By the 36th day of delinquency your servicer is already required to attempt live contact about loss mitigation, and by day 45 they must send written notice listing examples of available options. If your servicer skipped either deadline, that is a documented violation that strengthens any later modification or appeal. A professional review can help you spot what your servicer should have done — and did not.

Step 3: A Specialist May Reach Out to Help

A mortgage relief professional who has reviewed your information may contact you by phone, text, or email to discuss your situation and what options may be available. There is no cost to submit your information. Any fees for services would be discussed directly with the professional who contacts you.

What this step does for you

Once you submit a complete loss mitigation application, federal law starts a 30-day clock — the servicer must evaluate every program you may qualify for, and the foreclosure cannot move forward while that review is open. The exact options on the table depend on your investor: an FHA partial claim rolls arrears into a separate, interest-free junior lien, the FHA waterfall sequences modifications before foreclosure, VA borrowers rely on standard servicer obligations now that VASP has been terminated (May 1, 2025), and most conventional borrowers go through Fannie or Freddie Flex Modification.
